Tenant Turner vs ShowMojo vs RentEngine: the verified 2026 report

Leasing automation software handles the front of your funnel: showing scheduling, pre-qualification, self-showing lockbox access, listing syndication, and increasingly the AI that answers your leasing line. These are the three platforms property managers compare, and the fact most comparisons skip is that two of them have shared an owner since late 2024. Every price in this report is verified against live vendor pages, and every feature claim cites a dated vendor announcement.

01 / The fact that reframes the comparison

Two of the three are now the same company

In late 2024, PropertyTek, a property-management technology group backed by private equity firm Greater Sum Ventures, acquired both Tenant Turner and ShowMojo4,5. The brands operate separately, but the convergence is visible on their own pricing pages: both sell the same MojoBox lockboxes and MojoLock smartlocks, both run mirrored Pro and Ultra plans, and both charge the same device fees1,2. The release calendars tell the same story: AI virtual agents launched on both platforms within months of each other9,12, Zillow tour booking arrived on both8,12, and multifamily syndication was announced for both brands in a single PropertyTek press release6.

That's not a criticism. Consolidation can mean more investment, and PropertyTek has demonstrably been shipping (see the release histories below). But it changes how you should shop. "Tenant Turner vs ShowMojo" is no longer a choice between competitors; it's a choice between two price points and segment focuses within one company5. The real market question is PropertyTek's duo versus the independents, and among the independents the one we see most in property management is RentEngine.

What each platform has actually shipped

Marketing pages describe products as they wish to be seen; release histories show where the product is actually going. We read a year of each vendor's announcements so you don't have to:

Tenant Turner

The cadence is steady and increasingly PropertyTek-flavored: platform integrations, access hardware, and a maturing AI agent.

  • Tina, the AI virtual agent, out of beta July 2026: 24/7 inquiry handling, multilingual pre-qualification, listing-aware answers, and guardrailed handoffs to humans, offered with a 30-day free trial.9
  • A refreshed API in July 2026, free for all customers, exposing applicant, pre-qualification, showing, and feedback data, with docs formatted for human developers and AI coding agents alike.7
  • Two-way Rentvine sync (May 2026): listings, owners, and occupants flow in; qualified leads flow back as prospects. Notably, Rentvine's first leasing-platform integration.10
  • Access hardware line managed through the SerosAccess app (SerosBox, SerosLock), with device labeling, search, and battery monitoring added in spring 2026.11
  • A 2025 platform wave: phone-number verification and behavioral fraud signals, igloohome smart lock support, free API access, TenantCloud and AppFolio Stack integrations, instant lead texting, and rental specials syndicated to Zillow and Apartments.com.8

ShowMojo

ShowMojo's releases mirror its sibling brand's, with a fraud-monitoring twist and a listing-centric core.

  • AI Virtual Agent moved from beta to full release in spring 2026, enabled from settings with configuration support from their customer success team.12
  • Property Shield integration (spring 2026): continuous monitoring for listing fraud, duplicates, and impersonation, with automated alerts. Their stat: one in five online rental listings has a fraudulent duplicate.12
  • Zillow Instant Touring: prospects book showings directly from Zillow listings, with pre-qualification requirements applied in ShowMojo.12
  • AppFolio off-market listing imports with photos, plus admin-only publishing permissions and branding controls.12
  • Multifamily syndication expanded across both PropertyTek brands in December 2025, extending single-family automation to multifamily portfolios.6

RentEngine

The distinguishing pattern is cadence: public product updates nearly every week, with quarterly leasing data reports on top.

Who ships fastest?

Judged by what's publicly visible, it's not close: RentEngine publishes product updates nearly every week (140+ posts on its blog, with a numbered weekly changelog), and in the four months before this report it shipped native applications, a fraud-forensics release, a market data tool, two lockbox integrations, and four platform integrations13,14,15,16. The PropertyTek brands ship in meaningful, well-documented waves, several substantial releases each in 20269,10,12, but on periodic roundups rather than a weekly cadence. The honest caveat: public changelog frequency is a proxy for velocity, not a measurement of it. What we can verify directly is the API: gaps we personally identified in RentEngine's API in late 2025 (prospects, showings, applications) were all filled within months17.

What independent rankings say

The most relevant third-party data point comes from PropertyManagement.com's 2026 Vendor Performance Index, which scores PM software vendors on operator-reported metrics. In the leasing software category, RentEngine was named category leader, citing the highest marks for support, credibility, and 30-day fill rate19, while Tenant Turner scored 79.4 and took the "easiest-to-use" designation20.

Treat this the way you'd treat any single index: one signal, not a verdict. The VPI's methodology is its own, category definitions shift year to year, and an easiest-to-use award and a category-leader award are measuring different things both worth wanting. What the rankings do usefully confirm is that all three platforms are credible operators in this category, so your decision can rest on fit and model rather than viability.

Other names you'll hear, and where they fit

This report compares the three platforms PM operators shortlist most, but the category is bigger. For completeness, the adjacent players and where each one fits:

  • Rently. Self-guided touring and smart home hardware at enterprise scale, big in single-family rental and build-to-rent portfolios. Compare it when hardware-led self-showing across thousands of doors is the core need.
  • Showdigs. A hybrid model: showing scheduling software plus on-demand licensed agents who run in-person tours for you. Compare it when you want human showings without staffing them yourself.
  • LetHub. AI leasing assistant focused on inquiry handling and scheduling automation, a frequent head-to-head with ShowMojo in mid-size portfolios.
  • EliseAI. The dominant AI leasing assistant in institutional multifamily (chat, email, SMS, and voice). Usually the comparison set for large apartment operators rather than SFR and scattered-site PMs.
  • Knock and Funnel. Multifamily leasing CRMs for on-site teams and centralized leasing at apartment communities. A different category than showing automation, but often confused with it.

06 / The real difference

Subscription tooling vs. an AI that runs leasing

The release histories sharpen the two philosophies. The PropertyTek duo builds scheduling and access infrastructure: tour scheduling, pre-qualification, an expanding hardware line, syndication partnerships, fraud screening, with human call centers on Ultra plans and AI agents arriving as add-ons1,2,9,12. You staff leasing; the software removes friction. It's mature, predictable, and priced per unit or per listing.

RentEngine inverts it: the AI is the leasing coordinator, answering calls and texts, scheduling tours, pre-screening, chasing applications, syndicating to 30+ sites, with your team supervising through a CRM and mobile apps3. Its recent releases (native applications, fraud forensics, market pricing data) all deepen that closed loop13,14,15. The pricing model matches the philosophy: results-based rather than per-unit-per-month3.

Neither philosophy is wrong. High-touch operators with established leasing teams often want the infrastructure model. Lean teams, or operators scaling doors faster than headcount, tend to want leasing to just happen. Price it honestly: run the published per-unit rates across your actual portfolio for a full year, add hardware and any add-ons, then get RentEngine's results-based quote for the same portfolio and compare real numbers.

Questions that actually decide it

  • 01Who answers the phone at 7pm? If the answer should be software, weigh RentEngine's native AI against Tina and ShowMojo's agent plus Ultra-tier call centers, and ask each vendor for real call-handling transcripts.
  • 02Do you already own hardware? Existing lockbox fleets matter. The $5/month third-party device fee versus $3.50 for PropertyTek's own hardware quietly shapes total cost, and a hardware switch is real money at portfolio scale.
  • 03Is your listing count spiky or steady? Listing-based plans ($42.50 to $110 per listing per month) suit small, variable listing counts. Unit-based pricing wins at steady scale. Run both math paths before picking a plan shape.

The category's main players for single-family and small multifamily portfolios are Tenant Turner, ShowMojo, and RentEngine.
It depends on your operating model.
